Different types of titles are associated with the purchase of a land in Indonesia. Foremost is Hak Milik, otherwise freehold title. This type of title could be held only by a national of Indonesia. Further, property ownership with this title is considered the most complete form of land ownership in Indonesia, and it possesses complete right to exchange, sell, bequeath, or transfer to eligible recipient.<br/><br/>Certain restrictions have been imposed on foreigners to buy a land in Indonesia. A foreigner cannot purchase a land outright in Indonesia. However, three options are opened for non-Indonesian to buy or acquire a land in the country, such as, leasehold investment, Indonesian nominee power of attorney agreement, and PMA Foreign Investment Company Structure.<br/><br/>Leasehold investment provides complete protection to a non resident investor during the term of lease agreement, which in turn is prepared for a specific period, usually extending up to 25 years. Mostly, options would be there for extension. This agreement is also inclusive of the foreign investor&#8217;s options regarding the right for the land or building demolishing, renovation, or demolishment. A land or property acquired through this option holds a kind of title known as Hak Pakai or leasehold title.<br/><br/>In the case of Indonesian nominee power of attorney, a foreign investor can enter a legal agreement through a nominee who is a permanent resident of the nation. Al though, this nominee is the registered owner, the foreigner holds the land certificates. On purchasing the property, both nominee and investor sign a legal power of attorney. Once the power of attorney is signed, all of the nominee&#8217;s rights with regard to property are waived and the investor is given complete right on the property. Accordingly, the investor can build, sell, or lease the property. Further, he can even transfer the property.<br/><br/>PMA (Penanaman Modal Asing) Foreign Investment Company Structure is primarily designed for enabling foreign business firms or corporations to purchase a property in Indonesia. However, property acquisition does not provide complete ownership to the foreign investors. This type of property acquisition holds the title of HGB (Hak Guna Bangunan.)<br/><br/>In order to conduct a real estate transaction in the country, real estate sales people are not required to hold a license. Among the procedures in connection with the buying of property in Indonesia are examination of land certificate at the Land office, payment of transfer tax by salesperson at a commercial bank, payment of tax on acquisition of the land and building by the buyer, filing for company tax registration number with the local tax authorities, execution of sale and purchase of land deed through a legal representative appointed by an executive of the National Land Office, Registration of the Land deed under the name of the buyer with the Local Land Office, and Land Deed at the Tax on Land and Building Office.<br/><br/>No matter it is single detached home, villa, apartment, office, or industrial space, a large number of realtors and real estate firms are now there to find and buy your dream property in Indonesia.<br/><br/><br/><br/><a href='http://www.sodaestates.com'>Quick Property Sale</a></div>

Most centers are anchored by a prominent store, which gets a lot of traffic. This is of prime importance when looking at locations. A new store needs traffic to get off the ground and develop a following.<br/><br/><br/><br/>Merchandise<br/><br/><br/><br/>The next two important factors are the merchandise and the staff that waits on the customers. Both are critical to success of the store after the traffic situation is resolved. Attractive merchandise is needed or little or no sales will be made. Customers will complain by not coming back and you will never know they feel mistreated. Not being helped by a knowledgeable employee is a common complaint by store customers.<br/><br/><br/><br/>Displaying merchandise<br/><br/><br/><br/>The art of displaying merchandise in an attractive manner is an entire course in retail store management. If items are not seen or displayed properly, you will not sell many of them. Merchandise needs to look fresh and crisp at all times. Shop-warn items should not be displayed except in a bargain section. Impulse items should be on display near the cash out area. Items should be displayed in the appropriate sections. Similar items should be collected in the same area of the store.<br/><br/>Attractive displays also may need special devices so the items can be shown to advantage. Stacking or hiding items is not a good way to get the customer’s attention. When thinking of a display try to get into the customer’s mind and imagine what they will see with the display. If it does not draw attention, it is probably not doing the job. Eye level or slightly lower is the optimum position to show specials. Signs and placards are another way to grab the customer’s eye.<br/><br/>Newspaper ads, TV and radio will help to get them in the store, but the displays are what sells the merchandise. It is a terrible waste of money to get customers to come to your store, only to walk out when they cannot find what they came in to see. Putting the customer first in your ideas will help you make the correct display decisions.<br/><br/><br/><br/>Ordering<br/><br/><br/><br/>Ordering in a timely manner needs to be automated some how. Inventory levels need to be monitored and kept at the right level at all times. Being out of sought after items just sends the customer to another store. The store owner and the store manager should be aware of inventory all the time. This is a prime area of responsibility in running the store correctly.<br/><br/><br/><br/>Other business concerns<br/><br/><br/><br/>A retail business has to operate like any other business as far as sales tax, payroll taxes and quarterly reports to meet state and federal requirements. This part of the business is like many other businesses and is just part of owning a business. Time must be scheduled for these activities or hire it out to an expert on a part time basis. For some owners this is the best way to handle this needed function. There are dates that must be met and these reports must be filed on time. Hiring this out may solve this problem with expert help.<br/><br/>Advertising is another area that needs to be considered in the retail business. What is done in this area is related to the items sold. How often it is needed and the type will depend on the business. This can also be contracted out, but it must be kept under control, as it is easy to buy more than is useful. An experienced ad agency may be needed for a while until the business can become stable. This is a learning situation and what works must be found.<br/><br/><br/><br/>Conclusions<br/><br/><br/><br/>Location, location, and location is the critical factor in every retail business. Walk by traffic or car traffic is needed to be successful in the retail business. Once this factor is covered, the merchandising and employee management can be put in place. If people do not come in the store, then it will not matter what you do as far as employees or merchandise is concerned.<br/><br/>Excellent customer treatment is the result of well-trained employees and does not happen automatically. This has to be part of the planning by the management. Trained employees help to bring back customers and make them the best customers of all. A repeat customer is worth a great deal of money over time. Also repeat customers will refer other people to your store. This is word of mouth advertising that all business want, but have to earn the hard way.<br/><br/>Displays need to be eye catching and help to sell the product. Posters and placards can be used to direct attention. Once the customer is through the door, you have a chance to make a sale. But with such extensive competition, and the ease of switching from one online retailer to another, how can website owners keep shoppers with notoriously short attention spans on their site?<br/><br/>Once a website has generated traffic, engaging and keeping the customer is the biggest challenge. Shoppers may get distracted by the temptation of discounts and rewards at other online stores. Alternatively, they may start to shop but then abandon their shopping cart before checking out.<br/><br/>To reap the rewards of online selling, retailers need to engage with these potential customers. This is more straight-forward in the physical world - a shopper enters a store and can be greeted directly by the shopkeeper. Having found out what the customer is interested in, the most appropriate discounts or rewards can then be offered. Most shoppers, having entered the store, will at least look around for things they may want to buy and give the shopkeeper the opportunity to make contact. Online it is all too simple for the shopper to navigate away from the site at the click of a button, tempted by the discounts available elsewhere.<br/><br/>To keep customers engaged and focussed on their products retailers need well constructed sites that are simple to get around. Sites should be quick to download; too many pictures or moving images that look good but take many minutes to appear will only frustrate the shopper. A frustrated online shopper will be very quick to leave if they do not find what they are looking for or are uninspired by the choice. Online shoppers are also very price sensitive so good discounts for shoppers are an ideal way to remain competitive.<br/><br/>Rewards are also important in keeping a shopper engaged. If a site offers a rewards programme it should feature prominently and be easy to access without the need for extensive logins.<br/><br/>Rewards build loyalty with shoppers, making a site ‘sticky’, encouraging the shopper to return and make repeat purchases. It also differentiates a site from others enabling it to stand out as offering that little bit extra for the shopper – particularly useful in competitive or saturated markets and also in recessionary times. Here are some of them.<br/><br/><strong>Show Pictures Of Your Pictures</strong><br/><br/>One way to encourage your prospective buyers to buy your art is by showing them photos of how other art collectors have made use or displayed the pieces they have bought from you. Seeing your pieces in working or living environments can be a great encouraging factor. If you do not have that many collectors yet, you can show them pictures of how you, yourself displayed your art in different kinds of environments.<br/><br/>If your prospect is someone who is not really that familiar with art, doing this tip can be very helpful and fruitful. Since they may be having some difficulty in imagining how or where they would display the piece, if ever they bought it from you. It can also be the case that they can’t really picture how the piece would look like in their office or home.<br/><br/><strong>Be Service Oriented</strong><br/><br/>If you really want to make a sale, then your attitude should show that you do so. Try to make time for transactions and meetings regarding your art. Also, try to make yourself available as much as possible to deliver your piece to the collectors’ home or office. You should also help them with hanging it, or even make suggestions on where to place it, if they ask you to.<br/><br/>If your buyer hasn’t made a specific pick of which piece they want from your collection, you can also offer them that you bring a number of your art to their home or office, free of charge. Do this, so that they can see how it would fit in their environment. However, you should also make it clear to them that they are not obliged to buy it if they don’t want to.<br/><br/><strong>Give Them A Taste Test</strong><br/><br/>If you want, you can also offer people to have a piece or two of your works for a trial period of one or two weeks, just to see how they would like the pieces. However, with this kind of deal, you should make sure that you have a written contract about your agreement, get a promissory note, deposit or whatever kind of security for your art’s safety.<br/><br/><strong>Fish Around</strong><br/><br/>You may also want to try fishing around. Try asking people reasons of why they like or dislike a certain piece made by other artists. From their answers, get some ideas of how they would react if it is your art in the hot seat. Of course, you do not do this just to be discouraged, but to be able to think fresh and innovatively for your next pieces.<br/><br/><strong>Talk Earth Language</strong><br/><br/>One of the most common mistakes of artists that are first time selling their works is that they talk to impress. Yes, it is impressive if you know a lot of techniques, components and factors regarding art. However, not all people that would be interested in buying your work are artists too. Some of them may be everyday people who know nothing about the technical aspect of art, but are just simply captivated by your work.<br/><br/>If this is the case, try not to delve into elevated and heated art discussions, especially if they’re not really asking for it. Avoid giving them information that would remain undigested. Almost 100% of the owners complain, if they are being honest with me that they work too hard for two little money. We talk about them wanting to sell the business to some other poor sucker who will then also complain about not making enough money.<br/><br/>When we start talking about the reasons they include:<br/><br/>1) The market prices are too low to make a profit.<br/><br/>2) They do not have enough volume of business.<br/><br/>3) They need to get some DRP contracts; then they would be doing great,<br/><br/>4) They have no time to go out and look for business.<br/><br/>5) Rents are too high.<br/><br/>6) Labor is too high.<br/><br/>7) I cannot find good body men and painters.<br/><br/>When we talk about, why they want to get out of the business? They give me these explanations:<br/><br/>§ I am sick of the business.<br/><br/>§ I am loosing money.<br/><br/>§ I am burned out.<br/><br/>When we take all of this into account and get to the bottom of the problem of all the complaints we come down to the real problem:<br/><br/>The insurance companies have controlled the prices paid to body shops be intimidating the owners to take the business&#8211;on the insurance company’s terms, or there are 10 other shops that will.<br/><br/>This makes sense when we are referring to shops that have DRP contracts with the insurance companies but what about the shops that do not?<br/><br/>The problem they are having is:<br/><br/>Non DRP shops keep their prices low because they think their next door neighbor will take the business for less and that the insurance companies will be unhappy with them and never send them business or give them a DRP contract, in the future.<br/><br/>These situations results in: no one making money. Not the DRP shops or the non-DRP shops. Even when the insurance companies tried owning their own body shop they could not make a profit, at the prices they force the body shops to take.<br/><br/>I hope I have summed up the problem, distinctly enough.<br/><br/>The industry is in fear of the insurance companies, but in truth the insurance companies’ power rests with the body shop owners not the insurance companies. The power is not with the large DRP body shops as all small owners believe but it belongs with the non-DRP body shop owners who are not bound to any agreements with the insurance companies. It is the medium and small body shops with no DRP agreements that can change the industry for everyone.<br/><br/>GIVE ME LIBERTY OR GIVE ME DEATH!<br/><br/>Over 200 years ago, a third of our nation, said that they were tired of taxation without representation, and they went to war against the strongest nation in the world, England.<br/><br/>They risked their lives and their property for what they believed. To fight the strongest power in the auto industry you do not have to risk your lives and you will not even be risking your fortune. It only requires that you stand up and say, “Enough is enough,” If what I say excites you, please read on. I have a plan.<br/><br/>If not, please stop reading; put this article down. Tomorrow when you go to work pull out your most recent profit and loss statement, and read it very closely. Calculate what will happens to any profit that is shown, when your costs, including rent, go up another 10%, in the next year or two. Then make an estimate as to how rapidly the insurance companies are going to respond to your request that they let you raise your rates. Then go tell your wife and kids that they had all better get a job and support dear old dad.<br/><br/>“I AM MAD AS HELL, AND I AM NOT GOING TO TAKE IT ANY MORE!”<br/><br/>Any plan has to workable. By that I mean that if you expect everyone in the industry to work together in trust, against the common enemy, you’re dreaming: it will not work. There will always a Benedict Arnold, who will take the opportunity to steal the business away from his “friends” while they are working to raise the industry rates. This plan does not rely on trust, but it does take co-operation. No company puts the businesses they already have at risk, in order to forward the goal of the group to raise rates.<br/><br/>THE BATTLE PLAN<br/><br/>The big body shop owners are the leaders of the association and industry. They are the generals in this war. They can participate in some of the encounters but must depend on the independents for the direct attacks. The big boys must organize and instruct the troops.<br/><br/>This can be started anywhere. It can be done in one area at a time or preferably it will be done in multiple areas, at the same time. Here is the plan:<br/><br/>1. All the local body shop owners are invited to an association meeting or a meeting at one of the bigger body shops. All attendees are asked to participate and to encourage others to do the same.<br/><br/>2. Everyone raises his or her posted rate to something above $50.00. We do not want everyone to raise the rates to the same price; this is collusion and price fixing. Each shop can pick their price. It should not make sense to be below $50.00 per hour<br/><br/>3. The posted rate is only charged for non-DRP work, which helps the little shops a lot and the big boys on some jobs. It doesn’t change any prices for clients under DRP contracts but it sure makes a difference on any other work that comes in the door.<br/><br/>4. When the insurance companies do their survey of posted rates, in an area, they will find them at above the $50.00 benchmark.<br/><br/>5. When a non-DRP shop has a client with insurance, he can demand and force the insurance company to pay the posted rate for that area. The adjusters can kick and scream but they legally must pay the average posted rate for that area. That is why it is critical to get everyone, large and small, to change their posted rate.<br/><br/>6. The little body shops can continue to charge what ever they want below the posted rate, but they must at least raise the posted rate. This is the only action required of every body shop. Just change their posted rate. No other agreements are required.<br/><br/>7. Over a period of time, everyone will start demanding the posted rates from the insurance companies. This will happen while the DRP contracts are still sitting at lower rates. The next thing that will happen without any agreement from body shop members is that some will drop their DRP contracts so as to be able to collect the posted rate. The remaining will start complaining to the insurance companies and threaten to quit.<br/><br/>8. At some point the insurance companies will raise the DRP rate, and everyone will be better off.<br/><br/>9. The following year, the association members can discuss the need to raise the posted rate again. Of course each person must make their own decision as to how much they want to raise the posted rate to. Collusion is a crime.<br/><br/>Well I have laid out the whole plan. It will work. The insurance companies will bring in the German Hessians troops* under some other name, as they did in the revolutionary war, but if we remember the battle cry we will win. “I am mad as hell, and I am not going to take it any more!”<br/><br/>HessiansAmerican Revolutionary War, Landgrave Frederick II of Hesse-Kassel (a principality in northern Hesse) and other German leaders hired out thousands of conscripted subjects as auxiliaries to Great Britain to fight against the American revolutionaries. About 30,000 of these mercenaries were hired, and they came to be called Hessians, because 16,992 of the total 30,067 men came from Hesse-Kassel. Some were direct subjects of King George III; he ruled them as the Elector of Hanover.
